[ARCHIVED] Accurate Appraisal Sent Out 358 Certified Letters to Schedule Property Walk Throughs

Accurate Appraisal, the city's contracted assessment company, sent out 358 certified letters to property owners that did not respond to the first attempt to schedule a walk-through of their property. Accurate Appraisal is asking for a response by April 26, 2013. If you are one of the property owners that received a letter, please remember that you can refuse a walk through; however, if you are unhappy with your assessment and you refuse a walk through, you are not allowed to appear before the Board of Review in June.

Below is the text from the letter:

Dear City of Milton Property Owner:

Accurate Appraisal, LLC is currently updating 1/4 of the property record cards for the City of Milton. Although ¼ of the properties have been chosen for an interior walk through, the entire municipality will be revalued. Your property at «PROPERTY_ADDRESS», has been chosen this year to be updated. The purpose of the walk through is to obtain a proper listing of the rooms and to gather other essential data to make a fair and equitable assessment of your property. Without proper interior data, we must make certain presumptions and estimates that may not be correct. In such situations, Accurate Appraisal, LLC cannot be held responsible for errors that may jeopardize an accurate property assessment. Also, you could lose the right to appeal the assessment to the Board of Review should it be in error. Wisconsin Statute 70.47, paragraph 7(aa):

“No person shall be allowed to appear before the Board of Review if they have refused a reasonable written request by the assessor to view the property.”

Online appointment scheduling is available. Please log on to www.accurateassessor.com and click on the online scheduling link. Next, choose the walk thru assessment link. Please follow the directions, as the entire process should take around five minutes. You will be prompted to enter a password for your municipality. Your password is CM10. If you do not have Internet access, please call Accurate Appraisal, LLC at 1-800-770-3927 to arrange an appointment for one of our assessors to complete the interior walk through which takes approximately 10 minutes. Please have your name, address, telephone number and parcel number available when you schedule. If you are the owner of a property that tenants occupy, please contact them regarding the walk through appointment.

If you are no longer the owner of the property or we have gone through your property and you received this letter in error, please call us or email us at info@accurateassessor.com and we will update our records.

Please respond by Friday, April 26, 2013.
